Following a successful 2025 Tax Court appeal that resulted in an assessment reduction of more than $1 million for a Hackensack commercial property, our firm secured a Freeze Act judgment applying the reduced assessment to the 2026 tax year.
Under New Jersey’s Freeze Act (N.J.S.A. 54:51A-8), a Tax Court judgment may remain in effect for up to two additional years, provided there is no municipal-wide revaluation or change in the value of the property. This provides property owners with continued tax savings for several years following a successful appeal. In this case, the reduction is expected to save the client approximately $40,000 per year in property taxes.
Property owners who recently obtained a tax appeal judgment should review whether they are eligible to file a Freeze Act application to extend their reduction.
