Successful Commercial Property Tax Appeal: Freeze Act Protection Secured Through 2027

1 min read

The Law Office of Frank E. Ferruggia Jr. LLC recently secured continued Freeze Act protection through the 2027 tax year following a successful commercial property tax appeal in Bergen County, New Jersey.

The original appeal resulted in a reduction of more than $1 million in the property's assessed value. Through the application of New Jersey's Freeze Act, the reduced assessment has been preserved for the 2026 and 2027 tax years, providing continued property tax savings for the client.

Under N.J.S.A. 54:51A-8, New Jersey's Freeze Act generally protects a qualifying Tax Court judgment's assessment for the two succeeding tax years, subject to certain statutory exceptions.

This result demonstrates the potential long-term financial benefits of challenging excessive commercial property tax assessments and securing applicable Freeze Act protections.
