Frank E. Ferruggia Jr., Esq.
Founder & Managing Attorney

Frank E. Ferruggia Jr., Esq. is the Founder and Managing Attorney of The Law Office of Frank E. Ferruggia Jr. LLC, a Hackensack based firm focused on residential and commercial real estate transactions, property tax appeals, and real estate related litigation throughout New Jersey.

Mr. Ferruggia’s practice focuses on all aspects of real estate law, including contract negotiation and closings, commercial and residential leasing, business acquisitions and sales, land use and zoning, real estate development, property tax appeals, and real estate related litigation. He is known for providing practical solutions to complex legal issues and tailoring his representation to the specific needs of each client.

He has represented a wide range of clients, including investors, developers, property owners, landlords, and tenants, and is committed to delivering personalized attention and effective advocacy. By staying current on developments in real estate law, Mr. Ferruggia leverages his experience to guide clients through both transactional matters and disputes involving real property.

Mr. Ferruggia earned his Juris Doctor from Seton Hall University School of Law and his Bachelor of Arts from the University of Pittsburgh. During law school, he interned for the Honorable Dennis M. Cavanaugh of the United States District Court for the District of New Jersey and the Honorable Michael R. Casale, J.S.C., of the Superior Court of New Jersey.

He has also served as a guest lecturer for the New York University Schack School of Real Estate master’s program and at Seton Hall University School of Law, where he spoke on the attorney’s role in real estate closings.

Outside of his practice, Mr. Ferruggia enjoys spending time with his wife and their two children. He is also an avid follower of Italian league soccer.

Transactions

  • Represented purchaser in the contract review and negotiation of a $40 million multifamily portfolio acquisition in Newark, New Jersey.

  • Represented purchaser in the $7.9 million acquisition of a Newark portfolio consisting of four multifamily properties, including contract negotiations, due diligence, and closing. Matter featured in NJBIZ in April 2020.

  • Represented purchaser in the $2 million acquisition of land for multifamily development, including contract negotiations, due diligence, and closing.

  • Represented purchaser in a $2 million corporate stock acquisition, including the preparation and negotiation of transaction documents and loan documents through closing.

  • Represented seller in the $2.2 million sale of an industrial building in Carlstadt, New Jersey.

  • Represented seller in the $1.2 million sale of a multifamily property in Jersey City, New Jersey, and assisted the client in connection with a 1031 exchange.

  • Represented purchaser in the $700,000 acquisition of land in Irvington, New Jersey, for redevelopment as a mixed-use commercial and residential property.

  • Represented purchaser in the $1.2 million acquisition of a multifamily property in Passaic, New Jersey, including contract negotiations, due diligence, and closing.

  • Represented purchaser in the $200,000 acquisition of a business in Union City, New Jersey, from contract negotiation through closing.

Leasing

  • Represented an out-of-state landlord, a public official, in resolving a nonpayment dispute involving a 33,500-square-foot single-tenant commercial property and in negotiating and preparing a new long-term lease.

  • Represented tenant in the review and negotiation of a 4,500-square-foot medical office lease in Bloomfield, New Jersey, including substantial tenant improvement issues.

  • Represented tenant in the negotiation of a lease within a 30,000-square-foot office building in Hasbrouck Heights, New Jersey.

  • Represented tenant in the negotiation of a 4,800-square-foot industrial lease in Edison, New Jersey, involving significant environmental issues.

  • Represented tenant in the review and negotiation of a 4,100-square-foot retail lease in Bloomfield, New Jersey, within a newly developed mixed-use project.

  • Represented tenant in the negotiation of a 4,000-square-foot office lease in Clifton, New Jersey, including tenant improvement negotiations.

  • Represented tenant in the review and negotiation of a 3,500-square-foot office lease in Englewood, New Jersey.

  • Represented tenant in the review and negotiation of a 2,500-square-foot office lease in Ridgewood, New Jersey.

  • Represented tenant in the review and negotiation of a 10,000-square-foot industrial lease in Middlesex, New Jersey.

  • Negotiated the early termination of a commercial lease for a tenant at Gateway Center in Newark, New Jersey.

Real Estate Litigation / Dispute Resolution

  • Successfully resolved a real estate closing dispute in the Superior Court of New Jersey, Paterson, through settlement negotiations before a scheduled Order to Show Cause hearing, avoiding further litigation and court intervention.

  • Represented plaintiff in a contested New Jersey real estate dispute involving a lease with option to purchase and claims for specific performance. Following motion practice and appeal, the matter was resolved through negotiated settlement without further litigation.

  • Successfully resolved a contested New Jersey real estate and LLC dispute through mediation involving ownership interests, disputed member contributions, and allocation of sale proceeds, avoiding the cost and uncertainty of trial.

 

Tax Appeals

  • Represented the owner of an industrial property in South Brunswick, New Jersey, in successfully defending against a municipal complaint seeking to increase the property’s assessment, resulting in tax savings of more than $130,000 over three years.

  • Represented the owner of a commercial property in Hackensack, New Jersey, in securing a reduction in assessed value of more than $1 million, resulting in substantial tax savings and application of the Freeze Act in subsequent years.

  • Handled residential property tax appeals in the New Jersey Tax Court, achieving successful outcomes for homeowners.

 

Residential and Refinance

  • Represented hundreds of buyers and sellers in residential real estate transactions throughout New Jersey, from contract negotiation through closing.

  • Represented homeowners in refinance transactions throughout New Jersey.
