Mr. Ferruggia’s experience includes all aspects of real estate transactions from contract negotiation to closing, as well as experience with commercial/residential leasing, organization and sale of businesses, land use and zoning, real estate development, estate planning and litigation.  Mr. Ferruggia is committed to providing exceptional legal representation and is known for his ability to find creative solutions to even the most complex legal challenges.

Mr. Ferruggia received his Juris Doctor from Seton Hall University School of Law and his Bachelor of Arts from University of Pittsburgh.

During law school, Mr. Ferruggia interned for the Honorable Dennis M. Cavanaugh, U.S. District Court for the District of New Jersey. He also interned for the Honorable Michael R. Casale, J.S.C., in the Superior Court of New Jersey.

 

Also, Mr. Ferruggia was a guest lecturer for the NYU class on real estate law and procedure (Schack School of Real Estate, Masters Degree Program).  He was also quoted in the November 2020 issue of the NJ Law Journal in connection with a court ruling affecting the attorney review period for auctions.  

In his spare time, Mr. Ferruggia enjoys spending time with his wife who is a distinguished pharmacist and his newborn son.  He also enjoys watching Italian league soccer.

REPRESENTATIVE MATTERS:

  • Represented Purchaser in contract review and negotiation for $40M multi-family portfolio acquisition in Newark, NJ.

  • Represented Purchaser in closing of $7.9M Newark, NJ Portfolio that consisted of four (4) multi-family properties.  Mr. Ferruggia handled the contract negotiations, due diligence and the successful closing.   Featured in NJBIZ April 2020. 

  • Represented Purchaser in closing of $2M land acquisition for multi-family development.  Mr. Ferruggia handled the contract negotiations, due diligence and the successful closing. 

  • Represented Purchaser in $2M corporate stock purchase.  Mr. Ferruggia handled this matter from the preparation and negotiation of the Contract and loan documents to the successful closing.  

  • Successfully represented the Seller in the sale of a $1.2M multi-family property in Jersey City, NJ and assisted client with 1031 exchange.  

  • Successfully represented the Purchaser in the closing of a $700,000.00 land acquisition in Irvington, NJ that will be redeveloped into mixed-use (commercial/residential) property.   

  • Represented Seller in the preparation of contract and negotiation for a $2.2M sale of an industrial building in Carlstadt, NJ.  

  • Represented Purchaser in closing of $1.2M multi-family property in Passaic City, NJ.  Mr. Ferruggia handled the contract negotiations, due diligence and the successful closing.  

  • Represented Purchaser in the closing of a $200,000.00 business acquisition in Union City, NJ.  Mr. Ferruggia successfully handled this matter from contract negotiation to closing. 

  • Represented client in property tax appeal of industrial building in South Brunswick, NJ and saved them more than $135,000.00.  

  • Represented Landlord in nonpayment of rent for a commercial lease and achieved an exceptional outcome for the client.  Mr. Ferruggia prepared and negotiated favorable settlement agreement for Landlord.  The commercial space is over 33,000 sq. ft.      Mr. Ferruggia also assisted in the preparation and negotiation of a new lease for the Landlord.  

  • Represented Tenant in the review and negotiation of a commercial lease involving a 4,500 sq. ft. office space to be used as a medical office located in Bloomfield, NJ.  This space is part of a 393,000 sq. ft. campus home of many notable tenants.  The negotiations involved many Tenant improvements that were needed as part of the Tenant's business operations.    

  • Represented Tenant in negotiation of commercial lease for office space located in Hasbrouck Heights, NJ.  The space is part of a 30,000 sq. ft. office building.  

  • Represented Tenant in the review of a commercial lease involving 4,800 sq. ft. of space located in Edison, NJ.   Mr. Ferruggia assisted the Tenant, a large manufacturing company, in identifying, among other issues, potential environmental concerns that could have a significant impact on the Tenant's lease and operational requirements.  This representative matter exemplifies our commitment to safeguarding our clients' interests during lease negotiations, even when faced with complex environmental considerations.  

  • Represented Tenant in the review and negotiation of a commercial lease involving a 4,100 sq. ft. premises located in Bloomfield, NJ.  The Leased Premises is part of a new development in Bloomfield that consists of over 200 apartments and more than 7,000 sq. ft. of retail space.  

  • Represented Tenant in the review and negotiation of a commercial lease involving a 4,000 sq. ft. office space located in Clifton, NJ.  These negotiations also included many Tenant improvements that were needed as part of the Tenant's business operations.    

  • Represented Tenant in the review and negotiation of a commercial lease involving a 3,500 sq. ft. office space located in Englewood, NJ.   

  • Represented Tenant in the review and negotiation of a commercial lease involving a 2,500 sq. ft. office space located in Ridgewood, NJ.  

  • Represented Tenant in the review and negotiation of a commercial lease involving a 10,000 sq. ft. industrial space located in Middlesex, NJ.  

  • Successfully negotiated early termination of commercial lease for Tenant in Gateway Center located in Newark, NJ.

  • Successfully represented hundreds of homeowners for refinance transactions.  

  • Successfully represented hundreds of Buyers and Sellers in residential real estate transactions from contract negotiation to closing.
